The State of the Local Market

A very fancy title for a very important topic.  We are now coming into what most Realtors consider the best season of the year for buying and selling real estate:  The Spring Buying Season!  This is the time of the year when sellers are trying to get their homes on the market, sell it and close by the end of school, move to their new home, and get settled in time for the kids to start school in August.  This is also the time when many buyers start their home search process because there are so many homes to choose from.  But make no mistake:  it's still a buyer's market! 

If you are trying to sell your home it will be up against stiff competition.  You'll need to fix and repair things, clean everything and have the home in the best shape it's been in in years.  There are so many to choose from that buyers are looking for something to help them eliminate homes from their consideration.  So as a seller your home must be in pristine condition.  The price you list your home for has GOT to bear some resemblance to reality.  I mean you have to price the home realistically.  Just because the Joneses got $x for their home last year and your home is so much better than theirs was, that you think you can get $x+ for your home now.  The reality is that the market is changing very rapidly as far as price is concerned.  We've suffered for the past 6 months or so through a depressed market.  Only now am I starting to see some price appreciation and it still isn't very much.  But over the past month or so, the buyers are coming out and BUYING not just looking.  I've had the good fortune to have sold 8 homes over the past 5 weeks.  The market seems to be getting much better.  Sellers - price your homes correctly.  If you don't know what I mean, call me!  I'd be happy to list your home for sale at the correct price. 

Buyers are approaching the market like a kid with his hand in the cookie jar.  There are so many homes to choose from that you really can find what you're looking for.  The mortgage rates are hovering at low levels and the Fed is trying to keep them low (Bless their hearts!).  And sellers are willing to negotiate with buyers in order to get their homes sold.  That means you can get a good deal on a home if you know what you're doing!  Sellers will normally negotiate a fair price, pay some closing costs and be willing to pay for a home warranty to give a buyer some peace of mind.  Not a bad situation.  Again, if you need some help in finding a great home and negotiating a great deal, call me.  This is what I like to do. 

All in all, I'm very optimistic about the coming months.  I think it's a great time for the real estate market to make a comeback and for buyers and sellers to make good deals.  Again if I can help, call me.  And don't forget to take a look at my listings.  There are some real good deals there.
